What Is a Notice in a Tenancy Dispute?

A notice is a formal, legal document served by a landlord to start the eviction or termination process. Each type of notice has strict timelines and rules. If you receive one, it’s critical to take action before time runs out.

At-Fault Notices (Tenant Responsible)

Notice to Quit

General termination due to violation.

3-Day Pay or Quit

Tenant must pay rent within 3 days or move out.

3-Day Perform or Quit

Tenant must fix a lease violation within 3 days

3-Day Pay / 30-Day Quit

Pay rent in 3 days or vacate within 30 days.

No-Fault Notices (Tenant Not at Fault)

30-Day Notice to Vacate

For tenants renting less than 1 year (in most places)

60-Day Notice to Vacate

Required for termination of tenancies covered by the Tenant Protection Act of 2019 (AB1482).

90-Day Notice

Typically for subsidized housing or special cases.
